What Drives the Price

  • Pitch. A steeper pitch means more surface to cover, and steep roofs are slower to work on.
  • Complexity. Hips, valleys, dormers, and skylights mean more cutting, flashing, and waste.
  • Layers to remove. Tearing off more than one layer, or heavy materials, costs more.
  • Decking repairs. Rotten sheathing found during tear-off is extra.
  • Material. Architectural shingles cost more than 3-tab but last longer; metal, tile, and slate cost much more.
